Lake Cliff Towers Wins Preservation Dallas Award

DALLAS  (March 20) – Preservation Dallas has honored Evergreen Realty Partners, the development team behind the renovation of Oak Cliff’s signature Lake Cliff Tower Condominium Homes, for the company’s historically sensitive repurposing of the former hotel and nursing home structure.

The honor, handed out at the group’s Seventh Annual Preservation Achievement Awards, is the latest in a long string of development and community accolades for Lake Cliff Towers, which opened to homebuyers in December 2006. The project has received extensive print and television coverage over the last year.

Bright future – with a rich past

Originally opened in 1932 as the luxurious Cliff Towers Hotel, the structure was erected by the owner of the former Jefferson Hotel, located across from Union Station. The hotel had its heyday in the ’30s, when Lake Cliff was one of the nation’s largest amusement parks. Then, as traffic to the area died down, the building became a residential hotel.

During the 50s, the structure’s basement served as the original home of popular Dallas radio station KLIF.  During the 1960s, the structure was converted to a nursing home and assisted-living facilitating, serving as a home to Oak Cliff seniors for nearly three decades. When the home ceased operation in the mid-’90s, the building remained shuttered.

Other developers looked at different plans for retooling the building, but it took the Evergreen team to breathe new life into Lake Cliff Towers. Today, the building boasts 54 newly refurbished units. The sales agent for the facility, Keith Cox of Cox + Partners, reports that buyers “are blown away” by the building’s views and chic sensibility.

Evergreen Realty Partners completed converting the historically significant Lake Cliff Tower into approximately 54 luxury condominium homes in December 2006. The 12-story, Mediterranean style Lake Cliff Tower is located directly across the Houston Street viaduct from downtown Dallas, at the gateway to Oak Cliff. This architecturally significant building commands dramatic views from all floors of Founders and Lake Cliff Parks, a lake, downtown Dallas and the Trinity River Corridor. The top three floors have Penthouse type homes with oversized outdoor patios commanding incredible views of the entire area, including unobstructed views of downtown Dallas and the Trinity River Corridor.

The 54 condominium homes average approximately 1000 square feet each. Average selling prices have been about $200,000 per home or $220/sq. ft. Each home comes fully completed, including separate HVAC units, appliance packages, designer finishes and wiring for high-speed Internet connections. Additionally, a pool has been constructed with a large deck available for entertaining and grilling on the north side of the building, overlooking Founders Park. Interior amenities include a magnificent wine cellar, lounge area with pool table and an 8-seat theatre with a high definition screen and surround sound. The building is professionally managed, including a 24-hour doorperson, a porter, and an engineer and building manager.
